Reading this page is not acceptance. Acceptance is recorded only after you check the box and submit; a specific financial offer requires its own acceptance.
My acceptance records
You can review your account’s acceptance records after sign-in.
1. Operator and service scope
The company operates Sultan Ali Al Hassni Real-Estate Company on alhassni.sa for client and staff requests, records and follow-up. Contact location: Abu Bakr Ibn Mardawaih Street, Al Bawadi, Jeddah, Saudi Arabia. The company’s FAL licence does not by itself establish platform or individual advertisement approval. Required service/property licences and authority are checked before release. Private inventory records are not published listings or confirmation that booking is available. The official platform name on this domain is Sultan Ali Al Hassni Real-Estate Company. Fixzit at fixzit.co is a separate system; one licence is not assumed to cover both domains.
2. Law, contract and language
Mandatory Saudi law takes priority. Accepted service-specific terms and the relevant brokerage, management or Ejar contract apply within their scope without overriding that law. These terms neither replace nor amend an authenticated Ejar contract or its parties’ approvals. English translates the Arabic version; Arabic governs interpretation of a discrepancy without reducing statutory rights. This page creates no arbitration clause or authority to commence proceedings.
3. Account, capacity and permissions
Provide accurate information, protect your sign-in details and do not share verification codes. You must have the necessary legal capacity or valid authority to represent the relevant entity or rights holder. Selecting Owner, Company or Marketer grants no access to property or customer records; the company assigns access according to verified role and authority. Do not create another person’s account or upload their documents without an appropriate basis and authority. Email or mobile verification alone does not establish ownership, licensing or government identity verification.
4. Request, viewing and offer
Submitting a request creates a tracking reference, not a confirmed booking, contract or final availability. The customer proposes a viewing time for staff confirmation; viewing is optional unless the particular case clearly requires otherwise by agreement. The company checks details and availability before presenting the service, price, payer and terms. Any temporary hold has a disclosed duration, normally 24 hours after application approval. Expiry does not cancel an existing right or payment without reconciliation. Material offer changes require acceptance of the new version.
5. Fee disclosure before commitment
Before acceptance and payment, each service discloses its description, scope, amount, currency, beneficiary, responsible payer, earning/payment event, applicable tax if any, total, and cancellation/refund terms. No undisclosed tax or fee is assumed; no unknown amount or account-creation charge is collected. Accepting these terms does not accept a financial offer you have not seen. Documents identify whether they are quotations, summaries or invoices; a document is not described as a tax invoice without meeting the applicable requirements.
6. Brokerage commission
The default is 2.5% of first-year rent for a lease, or 2.5% of the transaction value for a sale, unless otherwise agreed in writing. The brokerage contract identifies the liable party and entitlement; total commission is checked where multiple parties contract with the broker. Opening a request alone does not earn commission, and relabelling it a contract-preparation fee does not bypass statutory entitlement conditions. A commission claim must be tied to the brokerage contract, transaction and verified earning event.
7. Management, subscription and service-request fee
The company’s commercial management-fee range is 2.5%–10%, not a statutory limit. The Accountant records the rate, calculation basis, period and exclusions under the management agreement, and the owner accepts that version. The proposed owner subscription is SAR 100/month, with coverage, start, renewal and cancellation disclosed before activation; managed-property tenant access is free. A proposed SAR 2 major-service fee is payable by the contract/maintenance requester once per eligible request, not per message or payment attempt. Complaints, feedback, enquiries and Ejar rent installments have no transaction fee. These proposals are not collected until their basis and terms are completed, disclosed and accepted for the particular service, and do not authorise recurring debits.
8. Payment nature and beneficiary
Residential rent uses official Ejar payment channels. Approved company and maintenance fees follow a separate Tap route when enabled. Official documentation charges, earnest money, security deposits, rent, brokerage, management fees and subscriptions are distinct and must not be mixed or reclassified as company income. Any money held for another party requires disclosure of its legal/contractual basis, custody and return arrangements. No surcharge is passed on because a credit card is used, and company forms do not store card details. This acceptance authorises no funds transfer, use of another party’s account or automatic debit.
9. Maintenance and external customers
A maintenance offer identifies category, priority, location, preferred appointment, inspection/repair scope and payer. Owner/tenant responsibility depends on cause, contract and law; a tenant submitting the request does not make them liable for every cost. Required payer/owner approvals and verified funding precede assignment or paid work; the Accountant records any financial exception and reason. Extra scope requires a further quote, acceptance and funding before execution. The provider records completion for customer confirmation; closing a screen is not proof of completion. External customers provide their own location without access to managed-building records. Safety emergencies must be directed to the competent emergency services rather than awaiting an online ticket.
10. Documents, Ejar handoff and move-in
Basic details and the offer are completed first, followed by any earned service fee and review of necessary documents before handoff to the authorised Ejar employee. If the amount is brokerage commission, its entitlement must first be established; the timing for a separate preparation service is not applied automatically. Copies of official identity documents require a verified lawful basis; general acceptance cannot override those restrictions. Reviewed owner, deed, unit, licence, party, term and installment data are used. This portal does not automatically issue an Ejar contract: authentication and party approvals use the official route. Staff confirm move-in after checking the contract and requirements; actual handover is recorded separately from contract start or payment.
11. Receipts and balances
Evidence is linked to a specific installment with date, amount, method and transaction reference. Uploading is not payment confirmation: the owner confirms receipt where required, then the Accountant reconciles the evidence and beneficiary and posts once. Notes, corrections and review history are retained. Historical registers do not prove current availability, balances or collection; unresolved evidence is not converted into a final claim or automated legal action.
12. Dates, renewal and claims
Deadlines are reviewed against the actual contract and rules applicable to the property’s location and dates. Ejar describes residential payment grace of 30 days for cycles of at least 180 days and 15 days for shorter cycles; the proposed remedy may have additional conditions and periods. A record reaching its end date does not terminate the lease. Ejar renewal/notice rules, including any area-specific provisions, must be reviewed. Portal reminders are operational follow-up, not substitutes for required legal notices. No late penalty, enforcement claim, eviction or non-renewal is created automatically.
13. Cancellation, changes and refunds
Service-specific terms are displayed before commitment, while mandatory rights remain. Where the E-Commerce Law applies, the seven-day service cancellation right after contracting without use/benefit is respected, with statutory exceptions according to service nature and lawful cancellation costs unless otherwise agreed. Cancellation/refund rights for delay exceeding 15 days from contracting or the agreed date are also respected, subject to a different agreed period or force majeure under the law. No blanket non-refundable condition overrides those rights. Appointment or scope changes require agreement and disclosure of their financial effect. A refund-review request is not a completed refund; execution requires an actual reference and reconciliation.
14. Privacy and separate permissions
The privacy notice explains data, purposes, lawful bases, processors, retention and rights. This acceptance is a use agreement, not marketing consent, a waiver of data protection or unrestricted transfer permission. Matching/marketing alerts are separate and optional and may be stopped without a fee or losing complaint/request follow-up. Consent-based processing may be withdrawn through data-rights tools or info@alhassni.sa; another lawful basis may require continued retention or processing. Enquiry details are reviewed 12 months after closure; this is not a promise to automatically erase all contracts, ledgers or backups. Hosting, transfer and sensitive-document requirements are assessed separately from this acceptance.
15. Acceptance record and updates
Acceptance records identify your verified account, time, language, text version/hash and action scope. You can review the accepted version and receipt reference on the terms page. The box is not checked on your behalf; visiting or silence is not acceptance. Material changes or revised offers require fresh acceptance before a new action and do not retrospectively change earlier obligations. Staff cannot accept owner/customer terms without specific authority and a documented route. Reading your records, data rights, complaints and cancellation remain available without forcing acceptance of a new fee or offer.
16. Support, objections and activation limits
For support or objections, contact info@alhassni.sa or +966126429001 with the request reference, without sending card details or passwords. Complaints and feedback are free. These terms preserve recourse to the competent Saudi regulator or courts. Accepting terms does not activate a service marked pending; collection, publication and public booking remain subject to their setup and approvals.
Complaints and intellectual property
Complaints are free through the complaints page or info@alhassni.sa. After saving, the form issues a reference, registration date and private tracking key. Follow-up displays actions, processing duration and the approved response. Initial response target: five business days,Sunday–Thursday in Riyadh time. Staff set an expected resolution date according to the complaint and explain changes. This is not a guarantee to resolve every complaint within five days;expiry never closes it automatically. Statutory rights and recourse remain. Company and third-party content rights are addressed in the published /intellectual-property policy;infringements can be reported through the complaints form. This amendment activates no fee,Nafath integration, platform licence or advertisement.
